Garage Door Safety Inspection

Backing out in a hurry, the bumper tapped the bottom section. The dent is small and the door still runs, but it seems to shudder now at the point where the panel meets the track.

Request a visit

In plain words

The visit runs in a settled order. First the door and opener are identified and the right test procedure looked up. Then a visual walk of the closed door, from the top section down to the bottom seal, and along both tracks. Next a full cycle under power while the technician listens and watches. Then the opener is disconnected for the manual balance check, reconnected for the reversal and photo-eye tests, and the controls, release cord and mounting brackets are checked. Finally the findings are explained at the door and written up, so you know exactly where the door stands before anyone leaves.

Sound familiar?

During the power outage you pulled the red cord and tried to lift the door by hand. It felt like lifting a piano, and when you let go part-way it sank back toward the floor on its own.

How the visit goes

Technician in a cap reaching a gloved hand with a tool toward a coiled spring and bracket above a garage door.
  1. 1

Springs, cables and drums, looked at and left alone

The counterbalance gets a careful look and nothing more during the inspection. On a torsion door the technician checks the spring coil for a gap, rust or a stretched section, confirms the cone set screws and centre bearing look sound, and follows each cable from the drum to the bottom bracket looking for broken wires, a rust bloom near the loop or a slack side. The drum wrap is checked for a single neat layer. On an extension door the springs, pulleys and containment cables are examined the same way. Any adjustment to these parts is a separate, planned job matched to that system, torsion tension controlled with winding bars rather than simply released; the inspection records their condition.

  2. 2

    Measuring and photographing what matters

A report that says only fine or worn is not much use next year, so the technician records numbers. Spring wire size, inside diameter and length on a torsion door, and stretch on an extension door; cable diameter and the condition of each bottom loop; the gap at the bottom seal along its length; the height of the photo eyes; the door's overall dimensions and the opener's model. Each finding, from a rusted bracket to a cracked roller, is photographed with the light on it. These measurements let the next inspection show what has changed and let a future repair be quoted from the record instead of a second visit.

  3. 3

Keeping the opening clear and the controls sensible

A few placement decisions carry on after the visit. Bins, bikes and the snow shovel live away from the opening so the door never comes down on them and the cables never go slack. The wall control stays mounted high enough that a small child cannot reach it and where whoever presses it can see the door. Remotes are kept out of toys and glove compartments that children play in. If the household includes anyone unsteady on their feet, the manual release handle is confirmed to be reachable without a stepladder. None of this is hardware; it is simply the layout that lets the safety devices do their job.

What affects the quote

  1. 1

What is stored around the door

Shelving under the spring shaft, bikes along the tracks or a car left inside slow the visual walk. Clearing the area beforehand keeps the inspection to its planned length.

  2. 2

    Single or double door

A double door is wider and heavier and commonly adds centre hinges and reinforcement a single door does not carry, with a heavier counterbalance to test, so it takes longer to walk and to write up; section count itself follows the door's height rather than its width.

  3. 3

    A retest after repairs

When the report lists repairs, a short return visit to rerun the balance, reversal and photo-eye tests once the work is done is quoted as its own item.

Garage Door Safety Inspection: questions

Advice · (226) 270-3930

Can I do these checks myself between visits?

The three owner checks, yes: the manual balance test from the closed position, the board test for contact reversal and the photo-eye test with a broom handle through the beam. Industry guidance recommends all three monthly. What stays with a technician is anything that involves loosening, winding or unhooking springs, cables, drums or bottom brackets, and any adjustment to the opener's force settings.

My car bumped the door. Do I need an inspection if it still works?

A door that still runs after a bump can still be carrying the effects of it. The force travels from the dent into the roller, the track, the bottom bracket and the cable on that side, and any of them can be nudged enough to change how the door hangs. An inspection follows that path and tells you whether the mark is cosmetic, whether a part needs work, or whether the balance has shifted.

What exactly gets looked at during the inspection?

The whole system, not just the opener. Sections, hinges, rollers, tracks and their fasteners; springs, cables, drums and bottom brackets; the bottom seal and perimeter weatherstrip; the opener head, rail, arm and mounting; the photo eyes, contact reversal, wall control, remotes, keypad and manual release; and the warning labels. Each is examined, and the door is tested both by hand and under power.

What the census means at the door

52%

Older homes. About 52% of homes in London were built in 1980 or earlier, according to the 2021 Census.

Older houses frequently have a garage door that was replaced once already, sometimes with a door chosen for the opening rather than the building. When that door reaches its end, there is a chance to pick a style that suits the house properly, and we measure with that in mind.

49%

A mix of homes. Single-detached houses make up about 49% of homes in London (2021 Census).

In a neighbourhood with both detached and attached homes, some customers decide alone and others report to a board or property manager. We adapt the visit accordingly, giving a homeowner options at the door and a manager a written summary they can circulate.
